This east facing site for our new home & office has 160 degrees of sea views to Tiritiri Matangi Island in the Hauraki Gulf. Big windows are a feature to capture the Gulf view and let in plenty of light. We chose Altherm’s Metro series with double glazing to minimize heat loss and sound transmission.

We opted for Durawall ™ as our exterior wall system. It gives us the solidity of concrete and all the attributes it gives. The system has a thermal performance of nearly twice what the code requires at around the same price as timber. Of course, there’s no leaking either, and concrete is a sustainable material.

We designed 3 deck/patio areas to allow virtually all year round use of the outdoors. The front deck

is sheltered from the prevailing westerly wind and takes in the best of the view. The rear deck has a 4.0m overhang with through-the-wall gas fire to allow use even in bad weather. The top deck, essentially the master bed’s private deck, has 2.0m high walls to allow privacy but exclude the wind. Two cutouts in the east wall allow users to capture the spectacular views from this elevated position.

Extensive use has been made of Accumen’s polystyrene mouldings around the doors & windows to provide relief and interest and further enhance the thickness of the walls.

To enhance usability for all ages, a lift was installed in the house.
